What if we built off site? – Flip It
To achieve efficiencies in the design and construction process in larger hotel, student accommodation and private rented sector projects, we are increasingly advising clients to look beyond repetitive, reinforced concrete and steel floorplates and traditional methods of construction, which can be slow to deliver and result in significant wastage of materials during the frame construction and fit-out periods.
For the citizenM London Shoreditch hotel, we saw the opportunity to reduce on-site construction and build the light-gauge steel frame ‘pods’, which form the rooms, in controlled factory environments to halve materials wastage.
Fitted out with internal finishes and M&E provisions, the ‘pods’ were delivered and stacked on-site in a ‘plug-and play’ configuration, on to a pre-constructed support and stability frame designed by Elliott Wood.
