Opened in 2018, 41-44 Berners Street, is a striking new eight storey office and retail scheme located in the heart of Fitzrovia. Within its Portland stone façade and bronze windows, the building provides circa 22,000 sq ft of offices and approximately 5,300 sq ft of retail, showroom or restaurant accommodation on the ground and lower floors.
The construction of the building first involved the demolition of two, out-dated existing buildings. On a challenging site with complex boundary conditions we were able to justify the design without piles and support the reinforced concrete frame on a deep raft foundation. By ‘flipping’ the foundation design in this way, we were able to save on both programme and costs while increasing the ‘added value’ that we brought to the project.
Elements of the concrete frame have been expressed throughout the building to enhance the general aesthetic and to add to the high quality commercial spaces. Each level has access to its own outside space which is provided by a series of balconies and roof terraces.
The high quality stone cladding to the front of the building provides a solid presence at street level, further embellished by deep set reveals and visible fossils within the material.
