Singer Street gets the green light

Designed with Allford Hall Monaghan Morris (AHMM) for client General Projects, the scheme will transform a series of outdated buildings and a vacant plot of land into a new creative neighbourhood for East London.
The development will deliver:
- A 19-storey aparthotel with 202 studio apartments
- An eight-storey office building (70,000 sq ft) built using cross-laminated timber
- A four-storey residential building with 12 new homes
- A landscaped public courtyard (0.2ha) with four new entrances and space for markets and public art
Hackney Council has approved plans for a landmark mixed-use campus in Shoreditch for creative real estate developer General Projects.
Cohesive, low-impact design
Elliott Wood is providing structural and civil engineering to deliver a cohesive and low-impact design.
The aparthotel will be constructed using a reinforced concrete frame with very thin post-tensioned slabs to reduce the volume of concrete used. The new eight-storey office building will adopt a hybrid reclaimed steel frame and CLT floor slabs on a 9x6m grid, providing a highly efficient and low-carbon structure. The refurbishment of the heritage terrace includes a lightweight steel frame extension and new metal web joists, ensuring sensitive integration with the existing fabric.
Working collaboratively with the wider team, we also developed a single-storey basement strategy that eliminates the need for a double basement, significantly reducing embodied carbon across the project. The development is targeting high sustainability standards, including BREEAM Outstanding and Net Zero Carbon in operation.
