Planning has been granted by Westminster City Council for the redevelopment of 33 Cavendish Square. Brought forward by Berkeley Estate Asset Management, the project will transform the site into a landmark destination on Oxford Street, delivering high-quality office, retail, and cultural space.
More than half of the existing floorspace will be retained, aligning with Westminster's emerging retrofit-first approach and significantly reducing embodied carbon. This reflects our own commitment to Engineering a Better Society by extending the life of existing buildings, adapting them for new uses, and prioritising low-carbon solutions where possible.
An extensive analysis of the existing structures was carried out. Where retention has not been feasible, our structural design uses strength through geometry to minimise the quantity of new material.
We're supporting the project through structural engineering, civil engineering, and BIM services, working collaboratively with the wider design team to deliver a solution that balances architectural ambition with responsible use of resources.
