Lewisham Shopping Centre wins Pineapples Future Place Award
18.05.2026
Town-centre-first vision
Set to reshape the heart of Lewisham, the 17-acre development will deliver over 1,700 new homes, including 20% affordable housing, alongside 445 co-living residences and 660 student beds.
The project’s town-centre-first vision brings together new homes, community spaces, independent food and drink and ecological revitalisation. The winning team included Elliott Wood, London Borough of Lewisham and Landsec, with Studio Egret West, Archio Ltd, Mae, Studio MULTI and Quod.
Elliott Wood provided structural and civil engineering support to the planning submission of building N1. Close coordination with Mae and Studio Multi enabled us to develop an efficient arrangement of the living and amenity spaces. This allowed us to avoid transfer structures throughout the 22-storey building and develop a very efficient, low-carbon structural frame.

This town-centre-first approach sees the residential and new uses added on top of an existing place – not taking away the heart of the community, but truly improving and expanding it.
