38 Berkeley Square

Planning permission has been granted for the redevelopment of 38 Berkeley Square, in what was Westminster Council’s first virtual planning committee meeting. The development, for Berkeley Estate Asset Management (BEAM), will replace a 1950s office block in a prime location in Mayfair with an 11-storey building, including two basement levels.

Featuring 85,000sqft of office space, the new block will also offer 9,000sqft of ground-floor retail space adjacent to 7,000sqft of landscaped terraces. The design will allow both larger floor to ceiling heights, and a larger structural grid, resulting in open floor plans with fewer internal columns.

Elliott Wood are providing specialist construction advice and BIM consulting alongside structural and civil engineering services. The major structural challenges on the project include constructing an additional basement storey below the existing basement and developing the integrated, sustainable and bespoke floor build-ups involving long span steel beams.

The design, by architects Piercy & Co, balances the historic context of the Square with the ambition for a beautiful, sustainable, and humane workspace. Construction is due to start in 2021, with completion in 2024.
