Located on the south side of Bentinck Street in Central London, the development site was bounded on three sides by existing properties. Seven existing terraced properties, constructed in the early 1900’s, were proposed to be redeveloped to provide new commercial space.  Originally used as a mixture of offices and hotels, each property had five storeys plus a single basement with an existing light well along Bentinck Street. 

The proposed development was to refurbish the end properties while the internal structure from 18-22 Bentinck Street was completely demolished and replaced with new steel framing and concrete floors providing six floors of new flexible open plan commercial space. The existing basement floor level was lowered to allow for increased headroom. The end properties were refurbished to provide new residential properties and further commercial space. 

A new contemporary rear elevation contrasts the original retained front façade which was retained and supported in the temporary condition by an external braced steel frame façade retention system.
