Constructed at the turn of 20th Century, Kingsway House is located in a prominent position on Kingsway, near to Holborn Station and overlying the Piccadilly line tunnels. The distinctive façade is an important part of the streetscape, however the existing internal layouts are dated with approximately one third of the floor plate currently occupied by an inefficient core, and circulation routes. This is compounded by an irregular structural grid resulting from numerous minor alterations throughout the building’s history.

The proposed development consists of a full façade retention with the internal floorplates rationalised and reconstructed to maximise the net internal area. A new double mansard and modern roof extension will also be added to create high quality office space. Construction efficiency is maximised through early coordination of the temporary façade retention structure with the new lightweight internal frame.
