A new commercial development to replace a 1960’s concrete frame and provide prime retail and office space within the heart of Fitzrovia.

On an irregular-shaped site with a number of difficult boundary conditions, the new structure is formed from a reinforced concrete frame founded on a raft foundation. This choice of foundation delivers an efficient solution that avoids the need for piling through an understanding of the ground conditions and a considered design in response to them. Elements of the structure have been expressed in the aesthetic of the interior spaces, with the finish to exposed columns achieved to the highest standard.

With the new basement slab set at a reduced level, the existing pavement vaults have been integrated into the overall scheme to maximise the ancillary spaces available to the new occupants. The large street frontage delivers large areas of glazed façade, achieved through detailed coordination with the architect and the cladding contractor.
